In November, homes spent approximately 90 days on the market, which is an increase of 3.4 percent month over month and a decrease of 3.2 percent year over year. Pricing remained steady in November as the median list price of $214,000 has remained largely unchanged during this fall.

Housing Data Validity

November Data Note This month, our methodology has been enhanced to provide the most accurate picture of national and local markets. November data features the latest market definitions as well as a more expansive list of markets. For November, the following stats are not available or pending revision: Denver-Aurora-Lakewood, CO: YY Median Age. Tucson, AZ: #Median Age, YY Median Age and MM Median Age. Listing and Content Source Our property collection is the most comprehensive of any real estate marketing website today through our direct, real-time connections with more than 800 multiple listing services (MLS). If a property is listed for sale on one of these 800 MLSs , it’s displayed on realtor.com. For this monthly summary, we look at single family and condo/townhome for sale listings only.

Data Accuracy More than 90% of all listings on realtor.com are updated every 15 minutes with information including price changes, sold prices, and property status changes. The remaining properties are updated every one to 24 hours. The information is reliable and dependable since it’s updated continuously and directly by the MLSs.

Search Rank and Trends Search rankings for current and previous months taken from search activity on realtor.com can be used to gauge consumer interest in local markets and real estate in general. Markets with higher volume of searches rank higher.

Our Methodology This month, realtor.com’s housing summary includes key indicators for the top 200 metropolitan areas. These areas have been updated to reflect the latest Core Based Statistical Area (CBSA) definitions by the U.S. Office of Management and Budget (OMB). Search rankings for current and previous months are based on monthly aggregates of consumer searches on realtor.com. Data and trends on median list prices, inventory counts and median age of inventory are calculated directly from actual single family and condo/townhome for sale listings posted on the site by 800+ MLSs throughout the country. All data provided in these reports are not surveys or projections, but actual market activity in real time and reflect the snapshot in time from which the data was pulled. List price data are asking prices on listings set by sellers, not contract offers or closing sales prices. Median age of inventory is the days a listing is displayed on realtor.com, which may differ from days on market calculated by the MLS where the listing is posted. Data is corrected as necessary on a quarterly, bi-annually or annual basis. The information is released to local markets to help consumers and real estate professionals as they work together to successfully navigate their local market.

Glossary of Terms

Active Inventory “Total Listings” here represents the normalized count of for sale listings for a given month for single family and condo/townhome properties. For rent, pending and closing listings are available on realtor.com but not included in this report.

Median Age “Median Age” here represents the median number of days a listing has been on realtor.com. It is calculated as the difference between the listed date and the end listing date (or the end of the month). This term accounts for properties that were withdrawn from a MLS and subsequently re-listed. Since the median age of inventory in these reports is the days a listing is displayed on realtor.com, it may differ from days on market calculated by the MLS where the listing is posted.

Metropolitan Area/Region Metropolitan areas are based on Core Based Statistical Area (CBSA), geographic entities defined by the U.S. Office of Management and Budget (OMB) for use by Federal statistical agencies in collecting, tabulating, and publishing Federal statistics.

Median List Price “Listing Prices” represent asking prices on listings set by sellers, not contract offers or closing sales prices.

Searches The number of times realtor.com visitors execute a search for real estate, by entering a zip code or some neighborhood/town/city/state combination and, optionally, additional criteria such as price range, number of beds, etc.
